BUYER TIPS

Remember, the home purchase process is not over until the loan has funded, recorded, and you have the keys!

Buyers miss out on their dream home or are knocked out of escrow everyday because they did not follow one or more of the recommendations below. Here are six suggestions to help keep your mortgage application and purchase process on course.

1. Do not take on new debt. The temptation is strong. There are many big purchases that people want to make in connection with a move: new flooring, appliances, window treatments, furniture, etc. When you add to this the fact that many companies offer easy terms and no money down it is hard to resist. Why not make the purchase?

Answer: The purchase may change what the mortgage industry calls your "debt-to-income ratio" (the relationship of your income to your debt).

2. Do not change jobs. If at all possible, do not make a career or job change between when you complete your mortgage application and the closing on the home you are purchasing. If a better job comes along try to wait until after closing even if it's for more money. One of the factors mortgage companies consider is length of present employment; they are partial to stability. At the very least, changing jobs initiates the eed for more paperwork, and it may delay your closing.

3. Continue making your payments on time. Do not be late on any payments. If you do miss a payment, throw yourself on the mercy of the creditor and get the creditor to immediately remove any record. Sometimes, a creditor can grant a "one-time" courtesy waiver of a 30-day late payment. Keep your credit report clean during the process.

4. Keep your credit-card balances low. Do not buy "stuff" with credit cards and carry balances for long periods. Although the interest on most credit cards is too high, mainly because high balances on your credit cards can seriously impact your credit score even if you make your payments on time. This may show up in the event that there is a quality control review of your file prior to funding the loan.

5. Communicate with your lender and get your lender requested documents in a timely manner. If you are going to be unreachable because of vacation plans, tell your lender. Things develop during the loan process, and the loan officer might need to get in touch with you prior to the loan funding. Maintaining communication is key to a successful transaction.

6. Tell the whole story. If you have a judgment or a lien or a derogatory past credit item, admit it. Lenders understand that nobody is perfect. Prior to funding a loan, a credit report is run, a property search is performed (for past judgments and/or liens), and asset and income information is verified. It's better to deal with any bumps on the road up front. If these items are not correctly communicated they could become larger issues and prevent the loan from funding.

Remember these are only recommendations. The mortgage application process is not a snapshot, it's an ongoing process that takes into account everything you do up until the day of closing.
